Real Estate Rental - Why Investors Should Invest In Real Estate Rentals

www.REIClub.com - Why Is a Real Estate Rental A Good Investment In A Down Market? Here's Why Real Estate Rentals Are A Good Option For Real Estate Investors... Current Real Estate Rental Market Sources from Fannie Mae and Freddie Mac expect the total number of renters households to increase by another 4.4 million in the next few years, from the already 37million. With the current Unemployment rate being at an all time high, more families are turning to renting than buying because of a) affordability b) flexibility. Buying a home has more liability especially for someone who is unemployed, so renting is safer. Right now, the rental property market is one of the only areas of real estate investing that has increased in the past year. It is expected to grow even more until property values decide to stabilize. One of the main reasons to rent properties is to collect on the appreciation, AND you also get pretty good cash-flow. Why Not Sell in a Down Market - Right now is NOT the best time to sell - Buyers market - Miss out on appreciation - Unless you bought the house during a down market - you're selling for a loss Pros to Rental Properties - Passive Monthly Income - Commercial Rentals have Exponential Growth - Appearance - does not have to be as nice as "for sale" property - Good Tenant - maintains home and pays rent on time - Security - more options if market changes than stock or bank institutions - Tax Perks - Depreciation - annual tax deduction for the loss in value of ...

GM to Test Investors' Hunger for Risk With Stock Offering

From voaspecialenglish.com | http I'm Alex Villarreal with the VOA Special English Economics Report. America's biggest carmaker accepted fifty billion dollars in federal aid from the Obama and Bush administrations. People joked that GM meant "Government Motors." Now, General Motors could be on the road to recovery. The company recorded over two and a half billion dollars in profit in the first half of the year. The government still owns sixty-one percent of GM as a result of the bailout. Canada is also a shareholder. But now GM plans to sell stock to the public again. GM spent just forty days in bankruptcy. It sought protection from its creditors in June of last year. GM restructured. It discontinued some vehicles and closed dealerships and factories. In April, GM repaid almost seven billion dollars in government loans. Many of its creditors are waiting to see how much they get. GM plans an IPO, an initial public offering of stock, later this year. The company could raise as much as fifteen billion dollars. Chief executive Edward Whitacre left the company September first. He wants the government to sell all of its shares in the company during the IPO. Many experts believe the Treasury will act slowly over time after the public offering is completed. If the stock price rises, the government could profit from the rescue. But the IPO is risky for the company. The offering will test the willingness of investors to take an equity share in the "new GM."Buying equity is not like ...

Get Started in Real Estate Investing - Ron Legrand

Who Is Ron LeGrand? Ron LeGrand When I first got involved with real estate I was a dead broke auto mechanic trying to make enough money to make ends meet. There was no such thing as disposable income around my house. It was all disposed of before I got it. Thirty five years old, bankrupt and I didn't have a clue what I wanted to be when I grew up; but I knew it wasn't fixing cars in the hot Florida sun. After about seven years into the business and over 400 houses later I built an easy system to turn real estate into cash now, cash monthly and cash later. I made it a real business anyone could do from home and make obscene amounts of money. That's about the time I started teaching what I had learned. Somewhere along the line someone called me "The World's Leading Expert at Quick Turning Houses" and the name stuck. In the late nineties the information company I built went public with revenues exceeding $20000000 annually from my books, tapes and seminars. Now fast forward a few more years of teaching what I know while simultaneously doing what I teach and I will admit I'm a weird dude. I've bought and sold nearly 2000 houses and still do two or three a month with an average profit over $40000 with the help of my ex-secretary. Over the years I've created a mountain of home study products, written millions of words in print, shared the platform with past presidents, movie stars, actors, politicians, sports heroes, business leaders, super wealthy from all professions and some ...

Real Estate Investor - 6 Mistakes Real Estate Investors Make

www.REIClub.com - Real Estate Investors Make Mistakes, But An Educated Real Estate Investor Can Avoid Some of These Errors... Hi, this isFrank Chen with REIClub.com, the only site you need as a real estate investor. Today I've got a quick video on the 6 most common mistakes made by real estate investors and how to avoid them! 1. Not Having a Team - Realtor, Attorney's, title company, contractor, insurance agent, etc... solution start small - realtor and contractor, through time start building long term - title companies, brokers, insurance agents, real estate attorney, can get recommendations from local real estate club. 2. Focusing on only ONE real estate investment deal solution: don't wait on ONE deal, always be looking even after submitting offers 3. Purchasing before Planning solution - you see a great deal and you forget about the fundamentals - There are a TON of real estate investing opportunities out there but it does not mean it is RIGHT for you. Keep in mind: location, condition, costs, and the market (comps). 4. Miscalculating Costs - repairs, profit margins, fees, etc... solution: free contractor estimates, realtor fees, title fees, property tax, home insurance 5. Not valuing your time as an investor solution: set daily and weekly goals to be accomplished. Excel spreadsheet - Day 1 - Hours spent on "this" - accomplished what? When you are able to take a step back and see where your time is going, you are able to better manage it. 6. Not Having an Exit ...

Made in Germany | Blumenau -- Why Germans are Investing in Southern Brazil

German companies have traditionally been glad to do business in Sao Paulo, but these days many investors are scared off by the large number of German firms there already and the Brazilian city's notorious crime problems. Sao Paulo's loss has been Blumenau's gain. Each year hordes of tourists flock to the southern Brazilian city's Octoberfest, the largest of its kind in Latin America. But as Vanessa Fischer reports, this city of 300000 inhabitants has much more to offer.
